Real Estate trends for the new year and new decade

 

Healthcare and higher education have long been the historic drivers of real estate development, resulting in the growth of cities and sprawling suburban areas.  However, the trends are changing now as millennials and baby boomers converge around demand for public transportation and higher cost multi-family housing units.  New drivers are emerging, as well, as business owners looking to establish and expand operations are faced with the challenges of attracting and retaining top talent.  If you are not on a transit line, you are not on the radar screen!  A word of caution – not all transit lines are equal, so you will definitely want to ‘know before you go’.

Join us as our panel of real estate experts review three distinct and successful commercial real estate developments in New Jersey.  Each of these properties share the common goals of revitalizing real estate and increasing property values; but did you know the economic and employment benefits represent an even greater ROI for the tenants??

Ryan Severino, Chief Economist, JLL, will open our event with a brief overview of the economy and employment trends.  Josh Burd, Editor of RE-NJ, will then take you on our Jobs & Transit Tour of New Jersey as he interviews Blake Goodman, JLL Broker; Bob Goldsmith, Esq., Greenbaum Rowe; and Dana Nalbantian, Gensler on the drivers behind why companies are willing to paying premiums rents on 4 million square feet of fully leased commercial real estate space!

Blake Goodman is an executive vice president in the brokerage services division of JLL’s New Jersey office.  Mr. Goodman provides tenant and landlord representation services for corporate and institutional clients, with a core focus on the office market sector.  

An experienced tenant and landlord representative, Mr. Goodman has serviced some of the most prominent corporations in the nation. Prior to joining JLL, Mr. Goodman was a senior managing director with Newmark Knight Frank in NJ. Goodman has been involved in over 400 lease transactions totaling more than 7 million square feet.

As a Studio Director and workplace design expert in our Morristown office, Dana has completed more than 10 million square feet for clients. Through her extensive project management experience, she has honed a unique cross-disciplinary expertise between architecture and interior design that enables her to bring remarkable cohesiveness to her projects. Dana has raised the bar for workplace design projects, and clients regard her as a tireless advocate for their interests. Dana recently served as the President for the CoreNet New Jersey Chapter from 2014-2016, 2019, is an Associate Member of the American Institute of Architects, and is on the Board of Trustees for NAIOP NJ. She has participated in panel discussions on industry trends, women leadership strategies and mentoring. Dana holds of Bachelor of Architecture and Sciences.

Ryan Severino is the chief economist at JLL where he manages the economics team and is responsible for global and regional economic research, analysis and forecasting as well as property market forecasting. 
Prior to JLL, Ryan severed as senior economist and director of research at Reis in the research and economics department, the team responsible for the firm’s market forecasting, valuation, and portfolio analytics services. Ryan also served as the Associate Director of Research at MetLife Real Estate Investments where he was responsible for macroeconomic and real estate market analysis, formulating portfolio strategy, and conducting deal reviews. Before joining MetLife, Ryan served as the Director of Investment Strategy and Market Research at Starwood Capital Group where he directed the entire research effort at the firm. Ryan has also held research positions at Prudential Real Estate Investors and UBS.
